Avoid conflicts with an Improvement Location Certificate (I.L.C.)

An Improvement Location Certificate is different from a land survey. They are primarily used by loan companies, title companies, and their underwriters.

 

The purpose of an I.L.C. is to locate improvements on an existing tract of land and to discover any conflicts. Conflicts can include encroachments from improvements into or from adjacent properties.

Establishing boundary lines

Boundary lines are not re-established as they are in a land survey, but are superimposed for an optimal fit to the corner monuments found in the field.


The Improvement Location Certificate is not deposited or recorded in the Office of the Clerk and Recorder and no new monuments will be set.
